Inspectify Acquires Joule to Power the Future of Energy-Smart Homes

Today, I’m excited to share a milestone in our journey toward transforming how people understand and engage with their homes: Inspectify has officially acquired Joule, Inc., a cutting-edge technology platform that extracts powerful energy efficiency insights from home inspection data.

We have been working closely with Heeral Prakash, Joule’s Founder & CEO, and her team for over three years. Together, we've built a unique offering that aligns perfectly with our mission to create the "API for the Home." With this acquisition, we’re deepening that commitment, unlocking new value for homebuyers, homeowners, lenders, and partners across the housing ecosystem.

Let me walk you through what Joule’s technology means for Inspectify today, and more importantly, what we believe it can become tomorrow.

Today: Turning Home Inspection Data Into Actionable Energy Insights

At its core, Joule’s platform transforms the standardized inspection data already captured through Inspectify into a personalized roadmap for making a home more energy efficient.

By building on algorithms developed by the U.S. Department of Energy (DOE), Joule identifies customized upgrade recommendations based on the fundamentals of the Home Energy Score (HES), and it does so by simply using the data that is already captured by home inspectors today. Our hope is that this data-driven approach will empower homeowners to take immediate action.

What does this mean in practice? Homeowners receive:

  • A static PDF report with energy recommendations tailored to their home
  • An interactive dashboard that shows how different upgrades (like insulation, HVAC, or window improvements) will affect their home's estimated energy consumption and costs in real time
  • Connections to available incentives and rebates that are uniquely matched to their home and location

Tomorrow: Bringing Energy Scores to Every Home Purchase

Earlier this year, a major milestone validated our joint vision: Inspectify’s platform, enhanced by Joule’s technology, was officially approved by the Department of Energy as a qualified software provider for Home Energy Scores. We’re now one of just 13 platforms nationwide with this distinction.

This means Inspectify can now generate official HES reports as part of the home inspection process, positioning us to help homeowners not only understand their energy footprint, but also tap into green mortgage products like: Freddie Mac’s GreenCHOICE Mortgage, and Fannie Mae’s HomeStyle Energy Loan. 

These tools offer tangible financial benefits for energy-conscious homebuyers, and we believe they should be accessible to every homeowner.

The Bigger Picture: Inspections, Appraisals, and Energy Audits in One Visit

This acquisition builds on our recent acquisition of Aloft Appraisals, and together they create a compelling vision for the future: a single visit to the home that combines the inspection, appraisal, and energy audit. By streamlining what is currently a fragmented and inefficient process, we can accelerate both homeownership and decarbonization in one unified step.

Why This Matters

Residential homes account for nearly 20% of U.S. carbon emissions, yet most remain energy inefficient and decades behind on necessary upgrades. Of the 121 million homes nationwide that need improvements, fewer than 11% have received a formal energy assessment, leaving over 100 million homeowners without the critical data needed to take informed, cost-saving action.

At a time when billions in federal funding are being deployed to support home electrification and climate resilience, scalable, accessible energy data has become essential, not just for homeowners, but for the entire ecosystem of lenders, insurers, contractors, and climate tech providers. We need tools that meet homeowners where they are: at the moment of purchase, in the flow of financing, and with clear, actionable insights.
